The Inspection of each of the Units will include the Interior as it relates to the overall structure.

The Report will summarize such findings as the Soundness of the Floors, Walls and Ceilings.

This Summary Report will include Inspection information on the existing condition of the Building Envelope, Electrical, Heating, Ventilation and Plumbing.

The Inspections will also identify the Roof Condition and the visible Insulation.

The Report will be supported with Documented Photos. As well, the Report will provide recommendations for future repairs, along with Estimates of these costs. 

If further Intrusive (Destructive Testing) Inspections are required, they can also be conducted as required and as agreed to by Condo Board.

Impact Inspections services can be retained and be responsible for:

• further research the condition of the units;

• prepare scope of work to:

  . remove and install windows
  . remove and install front doors c/w frames
  . remove and install siding
  . remove and install new fencing as required
  . remove and/or repair soffits, eaves troughs and down spouts
  . remove and install new roofing structure as required including
     installing new shingles
  . remove and install siding over stucco areas
  . repair fireplaces

• Create details and necessary drawings

• Preliminary Schedule
• Recommend acceptable contractors (insured and bonded in Alberta)
• Send out scope of work to contractors
• Receive quotations from Contractors, evaluate and recommend
• Review work of contractors on site to ensure proper construction practices and adherence to scope of work and details.
• Acceptance of work as complete
  

Supervisory role can be addressed by a separate individual, to be evaluated and recommended by Impact Inspections.
